New building on the seaside

Design project on the pictures. For sale: a 4-story building suitable for a Boutique Hotel or a private villa, covering an area of 550 square meters including the terrace.
The Boutique Hotel features 11 rooms, a reception lobby area of 35 square meters, and a restaurant on the closed terrace of 150 square meters. Additionally, a cozy veranda and a take-away café are planned for the hotel’s land plot.
The building has a reinforced concrete frame and panoramic windows in each room. Currently, the building has an open layout, but a Boutique Hotel project has already been developed.
Situated on the first line of the Black Sea beach, the building with its land plot is located 40 minutes’ drive from Batumi on the healing magnetic sands.
